Frequently asked questions about Amura

Amura is a building of 38 new-build homes with terraces and sea views in El Rengle, Mataró. 22 are still available, from €609,000 + VAT. Here we answer what buyers ask us most before reserving.

How much does an apartment in Amura cost?

The available homes cost from €609,000 + VAT, depending on the floor and the home. 10 % VAT is added to the price, and parking spaces are bought separately. 22 of 38 homes are left; the price of each one is in the floors section of this page.

Which homes are left and how big are they?

22 homes are left, all with 3 bedrooms, 89–107 m² of usable interior space and a terrace of 17 to 89 m². The layout is a living-dining room with an open kitchen, 3 bedrooms, 2 bathrooms, a walk-in wardrobe, an entrance hall and the terrace. Every home in the building has a terrace and sea views.

What does the price include?

It includes the finished home with its terrace, built to the specification of finishes, and the building's shared areas: a rooftop with an infinity pool facing the Mediterranean, a children's play area, a calisthenics area and a zen garden. It does not include 10 % VAT or a parking space, which is bought separately.

What are the finishes?

A kitchen with a Silestone worktop and a Bosch Serie 6 induction hob and extractor hood, Duravit bathrooms with Statuario Mate porcelain tiles, Tarkett vinyl floors, natural pine ceilings and flush Cortizo windows in anthracite grey. Heating, cooling and hot water from Tub Verd, Mataró's central heating and cooling system (LG equipment), and an A energy rating.

Is there parking and storage?

There are two underground parking levels with spaces for cars, motorbikes and bicycles, sold separately from the home; your adviser will give you the price of each type of space. If you buy up to two spaces together with the home, they are also taxed at 10 % VAT. Storage rooms are not on the price list: ask your adviser.

Where is Amura and what is nearby?

At Av. d'Ernest Lluch 11-23 in Mataró, in El Rengle, the new seafront neighbourhood, about 200 m from the sea. Ponent beach is about an 8-minute walk away and the Rodalies R1 station about 18 minutes, with trains to Barcelona-Plaça de Catalunya in 41–43 minutes. TecnoCampus is on the same avenue, and Barcelona is about 30 minutes away by car.

What taxes do you pay when buying a new-build home?

When you buy a new-build home from the developer, you pay 10 % VAT on the price. At the deed you pay stamp duty (AJD, Actos Jurídicos Documentados), which in Catalonia is 1.5 % on purchases subject to VAT, plus notary and land registry fees. Your adviser will set out the amount for your case.

How do I reserve and how do I pay?

You reserve with €3,000 + VAT (€3,300), deducted from the price. When you sign the purchase contract with a deposit (arras), you pay 10 % of the price + VAT, and another 10 % + VAT at a construction milestone set in the contract (the timber structure stage). The rest is paid when you sign the deed before a notary, once the works are finished; you get the keys that day.

When will it be handed over?

Works started in July 2026, and the handover of keys with the deed is planned for 2028. The final dates, including the deadline for handover, are those stated in the purchase contract.

Can I buy with a mortgage?

Yes, with a mortgage from the lender of your choice; most of the price is paid at the deed, when the works are finished. By law, the bank must give you its binding offer (FEIN) at least 10 days before signing. You pay for the valuation; the bank pays the notary, the land registry and the taxes on the mortgage deed.

Can a foreigner or a non-resident buy?

Yes. You will need an NIE, the foreigner identity number, which you apply for in Spain or at the Spanish consulate where you live using form EX-15; it is used for official procedures and does not grant residence. We speak English, Spanish, Catalan and Russian, and the first meeting can be a video call.

How can I see Amura while it is under construction?

We present the project, the floor plans and the specification of finishes at our Barcelona office (Carrer de Jaume Brossa, 41) in a 30- or 60-minute meeting, or on a 15- or 30-minute video call. Choose a day and time in the calendar on this page; the confirmation arrives by email.
