Scala is six finished new-build townhouses in Palafolls. Houses 16 and 18 are for sale, from €700,687 + VAT. Here we answer what buyers ask us most before a visit.

How much does a house in Scala cost?

Houses 16 and 18 are for sale, from €700,687 + VAT; the price of each is on its card on this page. 10 % VAT and the purchase costs (stamp duty, notary and land registry) are added to the price and paid by the buyer. The other houses in the development are not available.

What are the Scala houses like?

They are new-build townhouses with 3 bedrooms (the main one with a walk-in wardrobe), a study or guest room on the ground floor and 3 bathrooms. Downstairs, the living-dining room and kitchen open onto the garden and the terrace; upstairs are the bedrooms and 2 balconies, and in the basement, a private garage for a car and a motorbike. The development has 6 houses.

How big are they?

Each available house has 166.76 m² built, a private garden of 49.69–52.31 m² and about 26 m² of terrace, including the covered terrace. The ceilings are natural wood, about 3 m high, and a skylight brings daylight into the staircase.

Are they finished? When can I move in?

Yes: the works are finished and the houses can be visited today. They are ready to move into; the first occupation licence and the habitability certificates are provided when the purchase is signed.

Do they have a garage, storage and a pool?

Each house has a private garage in the basement, for a car and a motorbike, and a storage room is included. The private garden can be fitted with a pool or a jacuzzi as an option; your adviser will give you a quote.

How are they built?

The walls are precast concrete: made in a factory and lifted into place by crane. The floors and the roof are cross-laminated timber (CLT), and the facade is clad in natural wood. A-rated energy efficiency, Mitsubishi air-source heat pump, reinforced insulation and Cortizo windows with thermal break and double glazing.

Where is Scala and what is nearby?

At Calle Damià Puig 12-22 in Palafolls (Maresme, province of Barcelona), near Blanes, where the Costa Brava begins. The town's two state primary schools are 200–300 m away, Blanes Rodalies station about 5 minutes by car, and the beaches of Blanes and Malgrat de Mar about 8–9 minutes. Barcelona is about 57 minutes away on the C-32, and Girona about 42.

What taxes do you pay?

When you buy a new-build house from the developer, you pay 10 % VAT on the price. At the deed you pay stamp duty (AJD, Actos Jurídicos Documentados), which in Catalonia is 1.5 % on purchases subject to VAT, plus notary and land registry fees. Your adviser will set out the total for your case.

How does the purchase work?

First you visit the house in Palafolls. Then your adviser presents its documents and the reservation and payment terms, and the sale is signed as a deed before a notary. As the house is already finished, there is no construction period to wait for.

Can I buy with a mortgage or from abroad?

Yes. You can finance with a mortgage from the lender of your choice; by law, the bank must give you its binding offer (FEIN) at least 10 days before signing. If you are not a Spanish national, you will need an NIE, which you apply for in Spain or at the Spanish consulate where you live (form EX-15). We speak English, Spanish, Catalan and Russian.

Can I visit the houses?
